Billionaire Family Acquires Prime Mall in Singapore

In a significant move within the Singapore real estate market, a prominent father-son billionaire team has made headlines by acquiring a prime retail asset on Orchard Road. Raj Kumar and his son Kishin RK, through their respective entities Royal Holdings and RB Capital, have finalized the purchase of Scotts Square for S$310 million (approximately US$245.2 million). This transaction not only highlights their influence in the property sector but also reinforces the ongoing demand for premium commercial spaces in this bustling shopping belt.

Details of the Transaction

The acquisition was formalized with a sale-and-purchase agreement covering all shares of Wharf Estates Singapore, the owner of the Scotts Square mall. The price translates to an impressive S$2,369 per square foot (or US$20,170 per square meter) for the mall’s extensive gross floor area of approximately 130,875 square feet (12,160 square meters). Property consultancy CBRE facilitated this deal, which is expected to conclude by November.

About Scotts Square

Scotts Square is a four-story freehold retail mall that boasts nearly 76,660 square feet of net leasable area. It houses notable tenants including luxury brands like Bang & Olufsen and Vivienne Westwood. The property is part of a mixed-use development that encompasses two residential towers. Notably, it comprises about 43.3% of the entire development’s share value.

The Market Context

The mall was originally listed for sale at a guide price of S$450 million by Savills early in 2024. However, when CBRE conducted an expression-of-interest exercise later on, this figure was adjusted downwards to S$380 million to attract potential buyers effectively. This strategic pricing reflects current market conditions and buyer interest in premium properties within Singapore.

Recent Sales Activities

This acquisition continues a trend where Wharf Real Estate Investment Company has been divesting assets from its portfolio; earlier reports indicated that Wharf had sought to sell two malls within Orchard Road. Alongside Scott’s Square sale, they also agreed to sell Wheelock Place to property developer Hongkong Land for S$1.1 billion.

Billionaire Status and Real Estate Portfolio

Raj Kumar and Kishin RK are noted not just for their latest purchase but also for their substantial wealth and influence in Singapore’s business landscape. With an estimated combined net worth of US$3.3 billion as reported by Forbes, they rank among the wealthiest individuals in Singapore. Their investment strategies involve overseeing a diverse multi-billion-dollar portfolio that includes various hospitality assets such as Holiday Inn Express at Clarke Quay and InterContinental Singapore Robertson Quay.

Strategic Investments Ahead

Earlier this month, they also executed another pivotal transaction by selling Cuppage Terrace—a collection of high-value food and beverage shophouses located on Orchard Road—to Thai billionaire Charoen Sirivadhanabhakdi’s Frasers Property for S$175 million after initially offering it for sale in January.

This recent spree of acquisitions and sales underscores the dynamic nature of Singapore’s real estate market and suggests that investment opportunities remain robust despite fluctuations. As major players like Raj Kumar and Kishin RK continue to navigate these waters with strategic foresight, more developments can be anticipated in this vibrant commercial landscape.
