Eco World Submits Top Bid for Singapore Residential Plot
In a significant move within the Singapore real estate market, Eco World Development Group Bhd has placed the highest bid of S$208.1 million (approximately RM667.65 million) for a government land sale site. This marks a pivotal moment as it represents Eco World’s first involvement in Singapore’s land development program.
The submitted bid is aimed at securing a 99-year leasehold site located at Lorong Puntong/Sin Ming Avenue. If awarded, this acquisition will enable Eco World to expand its operations beyond marketing projects into the realm of direct residential development within the city-state.
Competition and Tender Insights
The tender process concluded on September 15 and attracted seven competitive bids. The Urban Redevelopment Authority (URA) of Singapore has yet to officially award the site and maintains discretion to reject any or all bids submitted.
Eco World’s offer translates into S$1,612 per square foot per plot ratio (psf ppr), which notably surpasses the second-highest bid by 11.1%. The runner-up bid was made by a joint venture between Hong Leong Holdings and TID, amounting to S$187.33 million at S$1,451 psf ppr. Following closely were other contenders such as Sunway MCL with an offer of S$185.38 million and EL Development with S$182.1 million.
Market Context and Future Potential
Analysts had anticipated between four to eight submissions for this tender; however, Eco World’s offered rate exceeded expected valuations ranging from S$1,350 to S$1,500 psf ppr. This underscores the competitive nature of Singapore’s real estate landscape.
The targeted site spans 4,283.4 square meters with a maximum gross floor area estimated at 11,994 square meters. URA’s projections suggest that this location could accommodate around 140 new homes once developed.
Strategic Location Benefits
Positioned in the Bishan planning area, potential residents will benefit from proximity to public transport options such as Bright Hill MRT station, located just a five-minute walk away on the Thomson-East Coast Line.
This location sets it apart in terms of accessibility while also catering to growing demand for residential spaces in the region—especially given that no new residential sites have been launched since 2015.
Future Developments on the Horizon
The last GLS site sold in this area resulted in the development of Thomson Impressions—a project comprising 288 units—highlighting past successful developments which can be replicated here. Additionally, upcoming supply like Thomson Reserve is anticipated to contribute further housing additions with its planned launch set for late 2026.
