HDB Resale Market Insights: August Trends

The HDB resale landscape experienced a notable shift in August, witnessing a decline in transactions while simultaneously highlighting an increase in high-value sales. This month saw 2,524 flats sold, marking a decrease of 5.1% from July’s figures, according to data sourced from 99.co and SRX. Despite this downturn, August remains one of the most robust months in terms of activity over the past year.

Among these transactions was a noteworthy expansion within the million-dollar segment, where 201 HDB flats were sold for at least $1 million. This surge not only reflects buyer confidence but also establishes a new benchmark, surpassing the previous record of 188 such transactions set in June 2026.

Luqman Hakim, chief data and analytics officer at 99.co, attributed this growth to recent market changes, particularly the removal of the mandatory 15-month waiting period for private property owners looking to transition into the HDB resale market. This policy adjustment has likely prompted more sellers to list their properties.

As consumers continue to show interest in spacious homes located within mature estates, demand is anticipated to remain strong. The appeal of well-positioned flats with ample living space is evident as buyers prioritize these attributes amidst fluctuating market conditions.

Price Movements Across Different Estates

In terms of pricing trends, there was a slight uptick of 0.1% in overall HDB resale prices during August. Notably, prices for flats located in Mature Estates rose by 0.7%, while those in Non-Mature Estates remained stable.

Dissecting price changes further by flat types reveals that 3-room flats experienced a minor decline of 0.3%. Conversely, both 4-room and Executive flats saw increases—up by 0.2% and 2.8%, respectively—while five-room flat prices held steady.

Year-on-Year Comparisons

When comparing current prices with those from August 2025, there was an overall decrease of 0.5% across all HDB resale prices. Specific declines were noted for different flat types: prices for 3-room flats dropped by 1.6%, while both 4-room and five-room categories experienced decreases of approximately 0.6%. In contrast, Executive flat prices showed resilience with an increase of about 1.7%.

Mature Estates exhibited a slight year-on-year decline of roughly 0.3% in pricing; similarly, Non-Mature Estates fell by about 0.8%. These trends suggest varying levels of buyer interest depending on estate maturity and housing type.

Volume Analysis by Flat Type and Location

An analysis by flat type indicates that four-room units constituted the highest proportion of transactions at around 47%. This was followed closely by five-room flats at approximately 23.4%, with three-room flats making up around 22.7%. Executive flats accounted for about 6.9% of total transactions.

Geographically speaking, Non-Mature Estates dominated the resale scene with over half (56.7%) of all transaction volume recorded here, leaving Mature Estates with a significant share as well (43.3%).
