July Sees Significant Rise in HDB Rental Volumes
The Singapore Housing and Development Board (HDB) rental market experienced a noteworthy recovery in July, with monthly rental volumes surging by 13.6%. This rise translates to approximately 3,097 units rented out during the month, as reported by leading property platforms.
When compared to the preceding month of June, which recorded around 2,727 units, this upward trend highlights an improving landscape for renters and landlords alike. However, it is important to note that year-over-year figures reflect a slight decline; July’s volumes were down by 2.6% from the same time last year when 3,180 units were rented.
Flat Type Rentals Breakdown
A closer examination of the flat types reveals that four-room flats claimed the largest share of rental transactions at 37.5%. Following them were three-room flats at 31.8%, while five-room flats accounted for 24.4%. Executive flats constituted a smaller segment at just 6.3%. This distribution indicates clear preferences among renters for specific flat sizes within the HDB market.
Annual Rental Activity Trends
The past year has seen fluctuating levels of activity in the HDB rental sector. Following a peak period observed earlier this year, rentals began to decline starting in August 2025. The lowest point was reached in February 2026, where only 2,239 units were transacted.
Despite these challenges, there was a revival noted towards the end of this cycle; December and January saw increases with rented unit numbers rising to 2,777 and 2,804 respectively. However, another drop occurred before witnessing another rise with May recording lower numbers again before June’s incremental growth paved the way for July’s significant improvement.
Market Observations and Outlook
This recent uptick presents an encouraging outlook for stakeholders within the property sector. While some apprehensions exist due to lower overall annual figures—1.5% beneath the five-year average for July—the increase in transactions may suggest renewed confidence among tenants regarding their housing options.
For potential renters or investors looking into HDB offerings, understanding these trends can be crucial in making informed decisions moving forward. As demand stabilizes or grows amid ongoing economic adjustments, observing how various flat types are performing could provide insights into where opportunities may lie.
