Major Revamp Planned for Marina Square Mall by 2027

The iconic Marina Square shopping mall is set to close its doors on March 31, 2027, as Singapore Land (SingLand) embarks on a transformative redevelopment project. This initiative aims to redefine the downtown area into a multifunctional hub, with completion anticipated by 2031.

As part of this major overhaul, the complex will see significant expansions. Currently covering a site area of approximately 92,197 square meters, the development will ultimately increase its gross floor area to about 362,493 square meters. This ambitious plan has received endorsement from the Urban Redevelopment Authority through the Strategic Development Incentive scheme.

New Developments and Amenities

The redesign will introduce three new towers within the Marina Square footprint. Among these is a striking 49-storey skyscraper that will host 204 opulent residential units. Additionally, a separate 24-storey structure is planned to accommodate 260 serviced apartments. A further mixed-use tower set at 19 stories will comprise premium Grade A office spaces alongside a new hotel featuring over 300 guest rooms.

The current four-storey retail mall will be reimagined as a central platform that enhances connectivity across the precinct while focusing on lifestyle amenities, dining experiences, wellness centers, and sports facilities.

Continuous Operations and Upgrades

Throughout the construction phase, existing operations at the three associated hotels—Pan Pacific Singapore, Parkroyal Collection Marina Bay, and Mandarin Oriental—will continue unimpeded. This strategy ensures minimal disruption for guests and patrons during what promises to be an extensive renovation period.

Infrastructure Enhancements

This redevelopment plan also includes significant public infrastructure enhancements. Notably, there will be a newly constructed public park spanning approximately 6,500 square meters above the Stamford Canal. An elevated botanical loop and sheltered walkways are also in store to facilitate seamless connections between Marina Square and nearby attractions such as Suntec City and Millenia Walk.

Funding and Financial Outlook

The financial underpinning of this extensive redevelopment is secured through a combination of internal funds, credit facilities, shareholder contributions, and financing from parent company UOL. While SingLand anticipates an increase in net gearing due to capital expenditure associated with this project, it asserts that there will be no substantial impact on its operating results for the upcoming financial year ending in 2026.

As developments unfold in anticipation of this large-scale transformation at Marina Square mall—including updates expected in early to mid-2026—stakeholders remain optimistic about both immediate improvements and long-term benefits for the community.
