Private Home Prices Rise, HDB Resale Values Decline
The Singapore real estate market has witnessed contrasting trends in the third quarter of 2026. Reports indicate that private residential property prices have experienced a notable rise, while the values of Housing and Development Board (HDB) resale properties have continued to decline. This divergence highlights the evolving dynamics within these two segments of the housing sector.
Trends in Private Residential Prices
According to government flash estimates released recently, private residential property prices surged by 1.4% in Q3 of 2026. This represents an acceleration compared to the previous quarter’s modest growth of 0.5%. The upward trajectory was particularly pronounced in the landed property segment, which saw an impressive increase of 2.8%, building upon a 2.5% rise observed earlier.
Research indicates that landed homes have recorded a striking growth rate of 4.9% year-to-date, with current estimates suggesting potential record highs for the private property price index on the horizon.
Market Performance Across Different Regions
In terms of performance across various regions, non-landed residential properties located in the Outside Central Region (OCR) experienced a significant recovery with prices climbing by 2.2%. This marked a reversal from a slight reduction seen during Q2.
Meanwhile, properties in the Rest of Central Region (RCR) posted a marginal increase of 0.2%, bouncing back from a decline recorded previously. Conversely, Core Central Region (CCR) properties registered a small decrease of 0.1%, indicating varied market responses across different locales.
The overall price growth for private homes over the first nine months of this year stands at approximately 2.8%, which is slightly higher than last year’s performance during the same timeframe.
Transaction Volume Insights
This decline can be attributed largely to fewer new launches as developers refrained from introducing new projects during the Hungry Ghost Festival period.
Performance in Secondary Markets
The secondary market also reflected these trends; recent data shows that around 3,109 transactions occurred for private homes during Q3, down from over 3,800 units sold in Q2.
