Scotts Square Acquired for S$310 Million by Royal Holdings and RB Capital

In a noteworthy transaction within the Singapore real estate market, Royal Holdings and RB Capital have entered into an agreement to acquire Scotts Square for a total of S$310 million. This strategic investment underscores the ongoing interest in prime retail spaces located in pivotal areas of the city, particularly near Orchard Road.

The acquisition involves purchasing all shares of Wharf Estates Singapore, the entity that owns the four-level freehold retail mall situated on Scotts Road. This property boasts a gross floor area of approximately 130,875 square feet, with the sale price translating to about S$2,369 per square foot. The current net lettable area stands at nearly 76,660 square feet.

Scotts Square is home to several notable tenants including FairPrice Finest supermarket, Bang & Olufsen, Vivienne Westwood, Carhartt, and Stussy. Following the anticipated completion of this purchase by year-end, plans for an extensive renovation of the mall are expected to be set in motion. Such enhancements may aim to refresh the shopping experience and attract new clientele.

This retail establishment is part of a mixed-use development that integrates two residential towers positioned behind the mall. In terms of ownership stakes within this strata-titled project, Scotts Square represents about 43.3 percent share value while apartment owners command the remaining 56.7 percent share.

The sale was facilitated by CBRE, which had previously marketed the mall through an expression-of-interest campaign earlier this year at a guide price of S$380 million—significantly lower than the original valuation of S$450 million established in 2024.

Royal Holdings operates under Raj Kumar’s leadership while his son Kishin RK heads RB Capital. Their recent activity includes another notable transaction; last month marked their successful sale of Cuppage Terrace—a collection of conservation shophouses off Orchard Road—for S$175 million to Frasers Property.

Additionally, it’s worth noting that just prior to this deal, Wharf Real Estate Investment Company also executed a major sale with Hongkong Land’s Singapore Central Private Real Estate Fund for Wheelock Place at Orchard Road valued at S$1.1 billion.

The acquisition of Scotts Square highlights emerging trends in commercial real estate as investors continue to seek value in well-located properties amid evolving market dynamics.
