Singapore’s New-Home Launches Expected to Decline
The Singapore real estate market is gearing up for a notable shift in the latter half of the year as developers prepare for a reduced pipeline of new home launches. According to insights from UOB Kay Hian, only 4,222 housing units are projected to hit the market, a decline from the earlier 4,874 units introduced in the first half of the year.
Several key developments are set to contribute to this upcoming launch schedule, including Amberwood at Holland with 212 units, Lucerne Grand by CDL featuring 575 units, and Thomson Reserve developed by UOL and CapitaLand Development offering a significant 1,268 units. These projects represent some of the more prominent offerings that will soon be available to prospective buyers.
Market sentiment among potential homebuyers is expected to hinge increasingly on developers’ pricing strategies. As interest rates rise from their previously lower levels in April, alongside ongoing high land prices, affordability remains a crucial factor influencing purchasing decisions. Many buyers may reassess their options based not just on property features but also on overall costs.
In terms of sales performance, primary home sales have seen fluctuations this year. For instance, during the first eight months of the year, a total of 5,047 units were sold. However, August witnessed a significant downturn with new-home sales plummeting to their lowest level for the year at just 171 units. This sharp decline can largely be attributed to fewer new launches coinciding with the Hungry Ghost month.
The steep decrease in August sales was particularly stark when excluding executive condominiums (ECs), where sales dropped approximately 93% year-on-year and 79% month-on-month—resulting in only 153 units sold.
Geographically speaking, nearly half of August’s residential sales occurred in the Rest of Central Region which made up about 47% of transactions not including ECs. The Outside Central Region followed closely behind with 37%, while only 16% came from the Core Central Region.
Dunearn House emerged as the standout performer in sales during August, moving 18 units at an impressive median price of $3,008 per square foot. Other notable projects included Lentor Garden Residences selling 15 units and The Sen with 12 unit transactions.
Looking ahead to future expectations for housing transactions, UOB Kay Hian maintains its forecast predicting between 8,000 and 9,000 primary home sales (excluding ECs) for 2026. Additionally, private home prices are anticipated to experience growth ranging between 2% and 3%. This outlook reflects a cautious yet optimistic approach towards market recovery amidst changing economic conditions.
A close watch on mortgage rates is essential as well; there has been an upward trend indicated by an increase of around 18 basis points since reaching lows earlier in April. UOB Kay Hian warns that continuing hikes in these rates may further impact affordability metrics and dampen overall housing demand moving forward.
