Suburban Residential Market Faces Challenges Amid Rising Costs

In recent months, the suburban residential real estate sector in Singapore has experienced a notable shift in sentiment among industry stakeholders. A survey by the National University of Singapore’s Institute of Real Estate and Urban Studies highlighted growing concerns over affordability within this mass-market segment, which has raised alarms about future performance.

Suburban Sector Sentiment Declines

The quarterly survey indicated that the net balance for the suburban residential market plummeted to minus 14 per cent, marking its first negative reading in over a year. This stark reversal from a positive 15 per cent reflects heightened concerns regarding pricing pressures and limited market supply. The future outlook appears similarly grim with a net balance projected at minus 5 per cent.

Contrasting Trends in Prime Residential Market

While the suburban market struggles with these challenges, the prime residential sector shows signs of resilience. Currently, it boasts a net balance of 9 per cent; however, its future sentiment is expected to dip to minus 14 per cent. This divergence underscores differing buyer behaviours and market dynamics impacting these two segments.

Factors Contributing to Suburban Market Strain

A deeper analysis reveals that local owner-occupiers and Housing & Development Board (HDB) upgraders mainly drive demand in the suburban sector. Yet, as new launch prices reach unprecedented levels amid tight inventory, affordability issues have intensified. The increase in monthly income ceilings for Build-To-Order flats and executive condominiums may further dilute urgency in private suburban transactions.

Professor Qian Wenlan from Ireus pointed out that recent policy changes could lead to an influx of private resale listings from current homeowners eager to meet mandatory selling timelines. This potential rise in available properties could alleviate some pressure but also indicates deeper market adjustments.

The Economic Landscape Influences Real Estate Sentiment

Despite setbacks within specific sectors, overall confidence among property professionals improved during Q2 due to a more optimistic economic outlook. The economy expanded by 6.1 per cent year-on-year, driving up key sentiment indices related to general market conditions. As Singapore navigates through global uncertainties, improvements in these indicators signal cautious optimism for investors.

Commercial Segments Perform Well

The commercial real estate landscape is witnessing robust activity as well. The office segment reported significant gains with current and future net balances reflecting higher confidence levels driven by limited supply and improving economic forecasts. Sectors such as business parks, hospitality spaces, and industrial properties also exhibited strong performance amidst these favorable trends.

Anticipated Risks Ahead

Despite the uptick in overall sentiment, caution remains prevalent among respondents who identified various risks affecting the market’s trajectory over the coming months. A considerable percentage expressed concerns surrounding slowing global economic conditions—highlighted by an increase from 75 per cent to 81.8 per cent since last quarter—as well as inflationary pressures and rising borrowing costs that continue to loom large.

This prevailing uncertainty suggests that while certain segments may flourish under current conditions, others will require strategic navigation to withstand potential adverse impacts on affordability and consumer confidence.
